Courtyard Sanctuary MJC, Batu Kawah

 I was given an opportunity to inspect an apartment in Courtyard Sanctuary yesterday.  A client called me up the day before to state his intention to sell his unit which was bought earlier for the purpose of investment.

It has been a few years since the project started and the apartments are now ready for occupancy and the developer is now constructing the high rise service apartments which are now on sale too.



One thing I like about these apartments is that it has security guard manning the entrance 24/7.   The security guards manning these entrance are quite strict unlike some guards you met at some apartments or condominiums whereby they do not do anything besides sitting at the entrance with the blank look on their faces (probably because Courtyard Sanctuary is still new and the guards are still excited about their jobs). 

Unlike other affordable apartments in Kuching, Courtyard Sanctuary is nicely planted with numerous trees and flower bushes.  The compound is big and it feels homely thanks to the unique concept that the developer has adopted when planning this small 'township'.  I would say it feels like a 2-star private resort. 





The entrance to the individual apartment blocks are also nicely decorated with fower beds and trees which are planted on almost every side of the apartments.  To make it more extravagant and homely, one will be greeted by the nice chandelier hung at the corridor of the main entrance to each block.











The apartments are not as big as most terrace houses in town.  The built-up of these apartments ranged between 6++ and 8++ square feet.  Selling around RM150 per square feet, I will say the price of these apartments are quite reasonable relative to its location, facilities and set up although I am sure there would be a lot of other different opinions  (I have sold some low cost apartments with lousy surroundings before which priced around RM130 per square feet).

In effort to make the place as beautiful as it can be, I was told that there are 4 different types of gardens inside the compound of the Courtyard Sanctuary.

The developer is courteous enough to prepare a total of 4 barbecue pits, each at a garden for the residents here to barbecue with friends (they probably got more than 4 pits).  The occupancy rate of the apartments are quite low right now with a lot of vacant units.  I am not too sure how they are going to share the barbecue pits in the future because I can only see 4 pits available.  I don't think I will feel comfortable preparing the whole day for the ingredients and food needed for barbecue later in the evening and ended up having to grill them from the kitchen because someone has taken up the place earlier.  Somehow, I am sure they will work out some system, else the residents here will be fighting among themselves over barbecue pits.



Upon 100% completion of the Courtyard Sanctuary, there will also be other facilities such as swimming pool for the occupants.  In a nutshell, I like almost everybit of the features available here.  Gated security, beautiful gardens, swimming pool (which is normally available only at condominiums priced more than RM250k), etc.  The only two things that I dread about Courtyard Sanctuary are the covered carparks which do not have covered walkways towards the apartment blocks and the smaller built-up of the apartment.  I personally believe that the covered walkways can be improved in due time but I can't comment much on the build-up given the affordable price of these apartments.  I should probably call it an effort to provide quality homes to families at an affordable price.
